The Muirlands

The Muirlands is a lush hillside community with some of the best views and homes in La Jolla.

The Muirlands is La Jolla's crown jewel—historic, secluded, and set high above the Pacific. Its tree-lined, winding streets frame some of coastal Southern California's most exquisite homes, with views that stretch from the ocean to the inland hills of San Diego.

Table of Contents:

❋ The Muirlands at a Glance ❋

  • Location: Mount Soledad's western slopes in La Jolla, CA.
  • Lot sizes: Typically 1/3 to 1/2 acre; select estate parcels exceed 1 acre.
  • Architectural styles: 1920s Spanish Eclectic, Monterey, Tudor Revival, Mid-century Modern, Contemporary Custom.
  • Price range: Mid-$2M to $3M+ for entry-level single-story residences; $20M+ for luxury trophy estates.
  • Public school zoning: La Jolla Elementary, Muirlands Middle School, La Jolla High School.
The Muirlands takes its name from Harold James Muir, who acquired roughly 257 acres along Mount Soledad's western slopes in the 1920s. He initially envisioned an 18-hole golf course and clubhouse before establishing the enclave's first residential subdivision in 1927. Instead of a grid-like plan, Muir introduced an organic layout following the natural contours of the hillside, anchoring an initial wave of estate building that later resumed in earnest during the 1950s.

This original 118-lot plan protected the area’s natural beauty, creating room for generous lots, private settings, and elevated views—a distinct contrast to neighboring Muirlands West across Nautilus Street, which features wider cul-de-sacs and flatter terrain.

There is virtually no commercial presence in The Muirlands, lending the neighborhood its distinctly quiet atmosphere. Additionally, strict covenants, conditions, and restrictions (CC&Rs) in many areas help preserve view corridors and protect property values, supporting The Muirlands’ reputation as one of the most desirable enclaves in La Jolla.

The Muirlands real estate

With more than 1,000 homes positioned across its hillside streets, The Muirlands offers some of the most diverse and architecturally significant collections of homes in La Jolla. Its high position on the hillside gives each home a distinct, sweeping view, from the Pacific Ocean, La Jolla Village, and the La Jolla Country Club area to canyon greenery and the downtown San Diego skyline. Ownership in The Muirlands tends to be generational, and that is no coincidence. With limited turnover and a reputation for architectural integrity, privacy, and view protection, homes here are often passed down or held long-term. Strict CC&Rs, oversized parcels, and mature landscaping reinforce the neighborhood’s prestige.

Architectural variety and lot distinction

The Muirlands is distinguished by its sense of space and quiet stature. Generous lots, mature landscaping, and gated drives create a natural buffer between homes, offering a level of privacy that is rare—even in La Jolla. The neighborhood’s architectural styles reflect nearly a century of careful evolution. Classic 1920s Spanish Eclectic and Monterey-style estates sit alongside Tudor Revival homes, mid-century residences, and contemporary rebuilds. Thoughtfully designed to maximize natural light, sea breezes, and indoor-outdoor living, each home offers a balance of character, site positioning, and scenic coastal views. Lot sizes vary considerably across the neighborhood, spanning from one-third to one-half acre, with select estate parcels easily reaching an acre or more. Whether set on a flatter site with usable outdoor space or a hillside parcel angled for maximum sightlines, these distinct view corridors and generous lots continue to anchor the appeal of homes for sale in The Muirlands.

Pricing and property tiers

At the trophy-estate level, select Muirlands properties can command well over $20 million, particularly those with expansive square footage and unobstructed sightlines. Near the bottom of the hill, single-level homes on flatter lots typically trade from the high-$2 million to low-$3 million range, with thoughtful updates, expanded view corridors, and lot potential moving prices well beyond that entry point. Across the board, homes for sale in the Muirlands hold their value, thanks to enduring architecture, low turnover, and the credibility of Muirlands real estate as one of coastal San Diego County’s most established luxury markets.
